How long will it take for you to give us a bid for our project?
Typically, once we are given the blueprints (at least 8 sets) we will set up a walk thru of the location with Scott Simpson Builders and many of the Subcontractors to review the existing conditions of the property. The proposal is usually submitted about three business weeks after the walk thru meeting. The scope and size of the project can alter the amount of bidding time required.
How long should I expect to wait for permits to be issued by my Village?
We wish we knew the answer to this question! Each City or Village is different and we are often surprised by how quick or slow the permit review process can take for a wide variety of projects. Patience is a virtue...
Can you supply a ballpark square foot cost for our project?
We can, but it would be a very large ballpark and may be misleading to you in your budgeting process. There are just too many variables that can make a project cost go higher or lower, such as counter top selection — are we installing Formica or granite? The best approach is to get the blueprints as detailed as possible and allow us to provide you a "real" price for the construction.
Should I or do I have to move out during construction?
Again the scope of your project will dictate this decision. Many of our customers have stayed in their home during construction. We work hard to limit the intrusion and dust with plastic walls or waiting to break into the existing house as late as possible. Weve also built some mean temporary kitchens for our displaced homeowners. BUT, you know how you and your family are most comfortable. The process can be stressful and living amongst it can make it even more so. If you have an alternative living situation it may make you happier in the long run.
How often will I meet with you during my project?
We schedule a standing appointment time with our clients and their architect every week during the project execution. We make ourselves available to you Monday through Saturday 7-5 for any other conversations and 24/7 for any emergencies that might arise.
How do I trust that the project will be completed on time?
Please believe that we want your project to move along as quickly as possible and will manage it accordingly. Mother nature, changes in the scope of work and late order materials can alter the schedule dramatically. The more decisions you can make before we even begin building, the better!
